Ping pong is not our exclusive contention. My first cousin and I are always competitive… perhaps excessively competitive. It could be as slight as whom might consume food speedier or eat a higher quantity… whom could eat slower or less. It didn’t matter. If there was a way one mortal could trump the other in something, we’d compete.

Regrettably, the tiny abode my wife and I bought doesn’t have a lot of space for the various means my cousin and I desire to compete. After much deliberation, we finally set on a pool table with a Stiga table tennis conversion top. Basically this gives us the ability to enjoy either pool or ping-pong on one table in the same room.

Thus now my cousin and my notorious competition proceeds. Naturally, he incessantly kvetches that it isn’t the true thing. Even though he normally bests me in pool, every single time we place the table tennis conversion top on the pool table, it appears his game drifts.

To put it plainly, I think it is because I am just plain the better ping-pong player. But unfortunately, he possesses too numerous rationalizations. The height is not right. The dimensions are incorrect. The list goes on. Thus I procured the measuring tape. The height and proportions are spot on to the official table tennis proportions. The shopping season is drawing closer and it’s time to buckle down and get my list straight. Each year becomes all the more difficult when you’ve got a daughter that’s getting gifts from multiple grandparents and then her immediate family too.

I used to be able to quickly and easily find items that weren’t just upgraded versions of what she already has. Who needs more dolls? I’m tempted to let her look at Liv Dolls, since they are a little different.

They have a couple of wigs and have an online world that she’s really interested in. Hopefully there aren’t too many weirdos lurking on the online part.

There’s also the Zhu Zhu Hamster that has caught my eye recently. Of course the issue there is that there are a bunch of them, not to mention all of the accessories! Just the habitat alone makes me wonder where in the world I’m going to put something like that.

I guess I could get rid of all of her furniture and just let the dolls and pet hamsters rule the roost. Seems like it will be a bit nicer in a couple of years when I just have to buy clothes. Of course, the main issue there is finding clothes that won’t just be returned the next day. Or worse, buying clothes that have her burst into tears (in a bad way) the moment she sees that I bought the wrong color or something.

Any ideas for gifts? Seems like it’s all just around the corner.

A commercial mortgage is similar to a residential mortgage in that funds can be borrowed over a long period of time, usually a maximum of 30 years, secured by a first charge on the property being bought.

In taking first charge, the lender is first in the queue to recover any debt if the property ever needs to be sold. This could happen because the mortgagee wishes to move on and sells, or perhaps has defaulted on the repayments causing the lender to foreclose.

If a first charge business mortgage already exists, it is common for different lenders to advance money secured by way of a second charge which puts that lender as second in the ’security queue’.

Unlike residential mortgages, almost all commercial mortgages are variable rate loans which vary in line with the Base Rate set by the Bank of England’s Monetary Policy Committee. So, if a mortgage lender offers terms which include an interest rate of say ‘2% over base’ then a base rate of 4.5% would result in an interest rate of 6.5% being applied to the loan.

Some lenders will link their interest rates to LIBOR, which is the London Inter Bank Offered Rate. LIBOR is published daily in the Financial Times and can be found on a number of other financial websites.

Commercial Mortgages can be secured against most types of freehold or long leasehold properties, such as retail stores, pubs, care homes, restaurants, office buildings, industrial factory units and more. Applying for a commercial mortgage is very much like that of a residential mortgage except that the maximum that can be borrowed is 60% of the assessed Market Value, although one or two lenders will advancelend up to 75% depending upon the proposal.

These percentages are known as the Loan-to-Value ratio, or LTV. A lower LTV means that the risk to the lender is reduced. The higher the LTV, the greater the risk to the lender and it is likely that a higher interest rate would be charged.

Lenders will not generally advance above 75% LTV to ensure that there would be enough security in the case of a forced sale, perhaps through auction when it is expected that property will sell at a discounted rate. When looking for a commercial mortgage it is advisable to shop around for the best deals and to use a specialist commercial finance broker who will possess the necessary expertise to advise you accordingly.
